Freddie Mac recently released its U.S. Economic and Housing Market Outlook through March showing that as we head into the spring home buying season, continued low mortgage rates, increasing house prices, and gradually improving consumer confidence will help support increased home sales. Outlook Highlights

• Compared to 2012, expect home sales to be up 8 to 10 percent for 2013.
• Expect housing starts to increase to 950,000 units for 2013, compared to 780,000 in 2012.
• In 2012, real estate added $1.5 trillion to balance sheets, and residential mortgage debt outstanding increased by 0.1 percent in the fourth quarter of 2012, indicating household deleveraging might be drawing to a close.
• Because of sequestration spending reductions, expect the unemployment rate in 2013 to average about 7.8 percent, essentially flat for the year or about 0.25 percentage points higher than it otherwise would have been.
• Regardless, the housing wealth effect is taking hold in the broader market which should translate into the healthiest spring home buying season since 2007.

“History shows us not all economic recoveries are created equal and consumer confidence mirrors this fact,” says Frank Nothaft, Freddie Mac vice president and chief economist.

“With the spring home buying season upon us, the recent highs in the stock market are a welcome signal of better times ahead. But it will be the gradually declining unemployment rate and steadily improving housing market that will deliver broad-based economic benefits for Americans and, in turn, support the overall recovery.”

In Manatee county, FL, the median sold price for CONDOMINIUM properties for October 2012 was $89,000

, showing a decrease of 16.4% compared to last month, and an increase of 12.8% from October of 2011. The average days on market for condos sold in October 2012 was 147 days. That number is 6% below the 5-year October average number of 157 days. We realized an 8.2%, month over month, increase in the number of new contracts with 172 new ‘pending’ contracts, & a 2/4% month over month increase for ‘all’ pending contracts with 296. (All pendings = new pendings + contracts carried over from September 2012)

In Manatee county, FL, the median sold price for SINGLE FAMILY HOMES AND VILLA properties for October 2012 wa $185,000, showing an increase of 5/7% compared to last month, and an 18.6% from October of 2011. The average days on market for single family homes sold in October 2012 was 96 days. That number is 20% below the 5-year October average of 119 days. We realized a 1.4% month over month decrease in the number of new contracts with 629 new ‘pending’ contracts, & a 0.2% month over month increase for ‘all’ pending contracts with 1,363 (All pendings = new pendings + contracts carried over from September 2012) and a 4% increase in supply to 1,762 active listing for single family homes and villa homes. This activity resulted in a contract ratio of 0.77 pending contracts per each active listing, . This contract ratio is 153% higher than the 5-year October average of 0.30.

Summer Ushers in Highest Consumer Sentiment in Four Years

consumer confidence report The Consumer Reports Index, an overall measure of Americans’ personal financial health, saw a sharp improvement in its consumer sentiment measure, which jumped to its highest level since October 2008.

The rise in sentiment (53.1 from 47.5 the previous month) was broad-based, with significant gains among those Americans in households earning less than $50,000 (+5.5 pts) as well as more affluent households earning $100,000 or more (+7.7 pts).

“With more than half the country earning less than 50,000, any improvement among that group may have a significant impact on the economy. They still have some distance to climb, but these are positive signs,” explains Ed Farrell, director of Consumer Insight at the Consumer Reports National Research Center.

The improvement in consumers’ mood was supported by a decline in financial difficulties, which reached the lowest level since first measured in April 2009. The Consumer Reports Index’s Trouble Tracker, a gauge of financial difficulties faced by Americans in the past 30 days, dropped to 41.8, down from 46.5 last month.

The decline in financial troubles was evident in both lower- and upper-income households. However, the level of financial difficulties faced by those in households earning less than $50,000 is three times as great as experienced by those in more affluent households (earning $100,000 or more) as measured by the Trouble Tracker, 58.9 versus 19.5, respectively.

The Consumer Reports Index’s employment measure climbed into positive territory this month (50.9), up from 49.7 last month, indicating that more Americans have started a new job versus those that reported losing a job in the past 30 days. The employment measure’s improvement was driven by a gain in job starts (5.5 percent), up from 4.0 percent last month, reversing a three-month decline.

After a five-month slide, the index’s past 30-day retail measure moved upward this month to 9.9 from 8.9 a month earlier, but is virtually unchanged from a year ago (10.2). Planned purchasing over the next 30 days (8.6), reflecting intent to buy in July, was also up versus last month (7.0), but lags last year at this time (7.7).

It’s clear after looking at 2012’s  first month of real estate data, for the Sarasota area of Florida, that we’re seeing a substantial increase in home buyer activity.

Pending (homes under contract) for MLS  home transactions, increased by 38% over December of 2011.  And, if you’re anxious to hear more great news, the median home sales price increased by 20% in January 2012 over December of 2011.

“Homes on the market”- inventory- has seen a significant decline of 22% in January 2012 over December 2011.  That is very encouraging news for sellers who may be thinking of selling their home in 2012.  If these inventory home numbers continue to decline the logical result:

Less competition/supply + more demand = increasing home values

Although distressed property sales are still a prominent factor in our market, short sale and foreclosure sales numbers declined slightly in January of 2012 over December of 2011.

How well do you know some of the different words used to describe people working in Real Estate? Do you know what these mean?

contingency
A condition that must be met before a contract is legally binding. For example, home purchasers often include a contingency that specifies that the contract is not binding until the purchaser obtains a satisfactory home inspection report from a qualified home inspector.
escrow
An item of value, money, or documents deposited with a third party to be delivered upon the fulfillment of a condition. For example, the earnest money deposit-which shows serious intent to buy- is put into escrow until delivered to the seller when the transaction is closed.
prime rate
The interest rate that banks charge to their preferred customers. Changes in the prime rate are widely publicized in the news media and are used as the indexes in some adjustable rate mortgages, especially home equity lines of credit. Changes in the prime rate do not directly affect other types of mortgages, but the same factors that influence the prime rate also affect the interest rates of mortgage loans.

An Easy Furniture Fix – Without Calling an Expert

Revive your wicker

Wicker furniture can be a challenge to clean. But that’s no reason to pay a professional. Here are some insider tips:
1. Use a vacuum cleaner with a brush attachment to lift dust, dirt and lint from within the woven reeds.
2. Wipe wicker with a clean cloth moistened with paint thinner (first try a little thinner on an inconspicuous spot to make sure it does not harm the finish). For stubborn stains, lightly rub with a green pot scrubber moistened with paint thinner.
3. To bring up the sheen on wicker, apply furniture wax with a clean cloth.
